Nonprofit Signs 40K SF Lease To Move HQ From Falls Church To Ballston

Shooshan Cos. has landed another headquarters office at its 22-story mixed-use tower in Ballston.

ANSER, a nonprofit that contracts with the federal government, signed a 12-year, 40K SF lease at Shooshan's 4040 Wilson Blvd. building, tenant broker Savills announced Tuesday.

The tenant is relocating from 5275 Leesburg Pike in Falls Church. That building, part of the Skyline complex, is owned by New York-based Somera Road. ANSER decided to move to Ballston because of its urban setting and the building's amenities, Savills Executive Managing Director Wendy Feldman Block said in a statement.

"The move reflects the company’s goals of providing employees with access to lively, urban environments, including easily accessible retail, convenience, and cultural amenities, supporting their focus on work-life integration," Feldman Block said.

She led Savills' team, which also included David Cornbrooks, Ken Biberaj, Danielle Ferrari, Ann Linstrom and Johanna Rodriguez and represented ANSER in the deal. Lincoln Property Co.'s Gary Cook and Stoddie Nibley represented Shooshan.

Shooshan delivered the 4040 Wilson building in February 2020, the final phase of its Liberty Center development. The developer touted it as Arlington's first vertically stacked mixed-use building, with two stories of retail on the bottom, followed by eight stories of office and 12 stories of residential.

The developer landed another headquarters lease at the building in 2017, when apartment REIT AvalonBay signed on for about 73K SF at 4040 Wilson. The building's retail space is leased to health club VIDA Fitness and seafood restaurant The Salt Line.

"AvalonBay was critical, because they are one of the largest in our industry, one of the largest multifamily providers in the country," Shooshan Cos. CEO John Shooshan said on a December 2020 Bisnow webinar. "Having them come into this project, which is the first of its kind with the vertical integration of retail, office and residential all in one tower, when AvalonBay could adopt that, that certification gave us a great deal of comfort that we had made the right decision."
