Brand-New Developer Opens Spec Office in Loudoun

First-time developer LGV Group has just finished the 37k SF office venture Broderick One in Loudoun County. Broderick One is Phase 1 of an 85k SF development.

The building, which features a steel and glass loft-style interior, was built on spec, but it opened 50% leased, partly to its construction firm, Glass Projects Resource, residing on the building’s third floor.

“This Northern Virginia-based developer’s first venture in commercial real estate was done on a speculative basis at a time when few are engaging in these kinds of projects," Colliers VP Keith Summers says.

The development is at 22365 Broderick Dr in Sterling, VA, sitting in convenient proximity from the Greenway, Route 28, Dulles International Airport and the future Loudon Gateway Metro Station.
