The Department of Justice is consolidating four D.C. offices into an 839K SF space in NoMa, and that is leaving some Downtown D.C. landlords with tough decisions.

S.C. Herman owns one of the buildings the DOJ is vacating, 600 E St. NW, and is considering a major repositioning of the 340K SF building, the Washington Business Journal reports.

S.C. Herman retained Stream Realty to help it plan a potential repositioning, and it retained DEP Designs to envision possibilities for the properties. It is deciding between a minor renovation of the 1970s-era brick building and a major redevelopment that could add a glass facade and new amenities to bring the building back to trophy level. The building sits about two blocks from the Gallery Place Metro station and two blocks from the Judiciary Square station.

With its move to the two newest buildings of the Constitution Square complex in NoMa, the DOJ will vacate over 1M SF of office space across four buildings. It will also leave the nearby 601 D St. NW, where Tishman Speyer is considering a repositioning, plus CBD buildings at 1425 New York Ave. NW and 1331 Pennsylvania Ave. NW.

S.C. Herman is also launching a major repositioning of 1441 L St. NW, another building that lost a federal government anchor tenant, and it recently signed coworking provider Spaces for the top three floors. A similar project is happening at 1201 New York Ave. NW, where Pembroke Real Estate lost a large government tenant and launched a full-scale renovation last year.
