Brandywine To Redevelop Herndon Office Building After Signing 221K SF Lease

A 1980s-era Northern Virginia office building is set for a major redevelopment after owner Brandywine Realty Trust landed a 221K SF lease.

The landlord inked an 11-year lease with a tenant it described as a "leading telecommunications company" in a press release Tuesday. A source told Bisnow the tenant was Sprint/T-Mobile, which had been previously linked to the building in multiple market reports released last month from major brokerage firms.

Brandywine said it has begun construction on the redevelopment and the tenant can move in during Q2 2023. It said the tenant will occupy 85% of the 10-story property at 2340 Dulles Corner Blvd.

“This redevelopment will bring an exceptional workplace experience to this growing company and is representative of forward-thinking companies’ investment in people, culture, and brand,” Brandywine CEO Jerry Sweeney said in a statement.

The building had been occupied for more than a decade by Northrop Grumman. Brandywine began marketing the property once that anchor tenant moved out in 2020, according to CoStar. The property sits near Dulles International Airport at the interchange of the Dulles Toll Road and Route 28.

The Dulles Toll Road corridor has been a bright spot in the D.C.-area office market in recent years, with tech companies including Google and Microsoft signing on for big new offices in Reston. But the area still has a large amount of office vacancy, with Newmark's latest report pegging Herndon's vacancy rate at 23% and Reston's at 18%.
