Blackstone Data Center Arm Takes HQ Lease At Reston Station

Data Center development giant QTS has signed a headquarters office lease at Comstock’s mixed-use Reston Station.

The Blackstone-owned company inked a deal for 77K SF at 1800 Reston Row Plaza, taking the top three floors of the new trophy office building, Comstock announced Monday.

The company’s current headquarters is in Sterling, Virginia, at 22271 Broderick Drive, according to its website. QTS did not comment on what it plans to do with that space.

“As QTS continues to grow, we are making long-term investments in our people that support our growth plans and provide an unparalleled employee experience,” QTS co-CEO Tag Greason said in a press release. “Reston Station's premier location, accessibility and vibrant business community make it an ideal home for our headquarters.” 

QTS’ lease follows a surge of tenant demand for Reston Station's two new office buildings. The towers at 1800 and 1870 Reston Row Plaza, which together total 560K SF, were nearly 100% “committed to long-term leases with high-quality tenants,” the company said in its 2025 year-end report

More than half of that commitment came late last year when federal contracting giant Booz Allen Hamilton agreed to take 310K SF in a relocation from its Tysons headquarters. Booz initially took the full building at 1870 Reston Row Plaza plus multiple floors at 1800 Reston Row Plaza, QTS’ new home. Then, last quarter, the company added another floor to its space in that building, according to CBRE’s second-quarter report.

1800 Reston Row Plaza secured another tenant in February when national security technology investment firm Razor's Edge inked a 15K SF lease at the building.

Comstock’s Reston Station, which sits on 90 acres, is home to millions of square feet of office, apartment, retail and hotel space. Its most recent addition was a 247-room JW Marriott hotel and residences, which opened in September. Tenants at its previously delivered office product include Google, Amentum, Rolls-Royce North America and ICF International.

“As one of the industry's leading digital infrastructure companies, QTS represents the type of innovative, high-growth organization that continues to choose Reston Station for its prime location, premium office space, and fully integrated live-work-play ecosystem,” Comstock Chief Operating Officer Tim Steffan said in the release.

Reston has about 16.7M SF of rentable office space, and about 23% of that is vacant, according to CBRE’s Q2 report. Overall asking rents in the submarket came in at $32.50 per SF for the quarter, while its “very little” availability of trophy space averaged $59.74 per SF.
