MRP Releases Plans For Phase 2 Of Its Capitol Riverfront Project

MRP Realty, which is delivering the 305-unit Dock 79 (left) near Nationals Park next month, just unveiled plans for Phase 2 of the four-part project.

MRP filed a zoning application with partner Florida Rock Properties for a 253-unit building, 71 Potomac (center), the Washington Business Journal reports.

The project, designed by SK&I Architecture, is scheduled to break ground in Q1 2018 with an early 2020 delivery. It will have 12,500 SF of ground-floor retail across the street from Dock 79's 20k SF. It will also have 274 underground parking spaces that will be partially used for the ballpark.

MRP is not the only developer expecting a surge in residential demand near Nats Park. Just last week, Tishman Speyer bought a site previously planned for an office building, instead choosing to build 800 apartment units. MRP will be represented later this week at Bisnow's Capitol Riverfront event. [WBJ]
