New development is continuing to move forward around D.C. United's Audi Field soccer stadium in Southwest D.C.'s Buzzard Point neighborhood.

Steuart Investment Co. presented plans to Advisory Neighborhood Commission 6D this week for 451 apartments and 16K SF of retail at the intersection of Half and R streets SW, UrbanTurf reported.

The two-phase project would have 300 underground parking spaces and an alley in between the buildings connecting Half Street and South Capitol Street. It is also designed to have space for a full-service grocery store in the second phase, potentially bringing a new amenity to the growing neighborhood, which does not have a large full-service grocer.

The property, a former concrete plant, has been owned by Steuart since 1969, according to property records. The project sits one block east of Audi Field, the 20,000-seat stadium that opened in 2018 and has sparked a host of development in the surrounding area.

Two big mixed-use projects delivered in the neighborhood last year: a 480-unit project with 70K SF of retail from Akridge, Western Development and Orr Partners, and a 453-unit project with 17K SF of retail from Douglas Development and PTM Partners.

Also last year, MRP Realty broke ground on a 344-unit project one block from Steuart's site at 1800 Half St. And in June, Hoffman & Associates released new renderings of the 462-unit project with 50K SF of retail and 41K SF of office space it is planning next to Audi Field. Akridge has 2M SF of additional development it plans to move forward on Buzzard Point in the coming years.
