E-Commerce Parcel Carrier Inks Full-Building Warehouse Lease In Northern Virginia

An e-commerce parcel carrier is moving into warehouse space in Northern Virginia, a sign of continued demand even as Amazon pulls back.

Vienna-based LaserShip signed a lease for a full 105K SF warehouse building in Chantilly, Virginia, the company announced Tuesday.

The property it leased, the Stonecroft Industrial Center, is located at 14850 Thompson Road. It is adjacent to U.S. Route 50 and Virginia Route 28 and 8 miles from Dulles International Airport.

The landlord, Matan Cos., was represented by its own Brad Benna in the transaction. Edge partner Scott Rabin represented the tenant.

The lease represents an expansion of LaserShip's Northern Virginia footprint, where it already operates in Chantilly. The company merged with West Coast-based OnTrac last year, and its network now reaches 74% of the U.S. population, per a press release.

“LaserShip has been investing in its infrastructure to help e-commerce retailers reach their customers with faster, more reliable delivery at a lower cost,” Josh Dinneen, chief commercial officer at LaserShip/OnTrac, said in a statement. “We’re excited to relocate our distribution center to this outstanding facility and look forward to welcoming more employees to our team.”

LaserShip said it is confident in the growth of its business, and it plans to employ 100 workers at its new facility when it opens in the fall.

The deal follows Amazon's reversal of its years-long expansion in the industrial sector, which it accelerated as the pandemic ignited demand for last-mile delivery.

The e-commerce giant has reportedly put at least 10M SF of warehouse space on the sublease market, and it has delayed the opening of fulfillment centers in Iowa, Texas and Tennessee, citing supply chain issues and slowing growth.
