Phase 2 of the Silver Line is coming in 2018, and developers are prepared with 8.5M SF office space planned within a half mile of the three additional stops. The second phase, which will includes a stop at Dulles Airport and two in Loudoun County, is expected to cost $2.8B. Tenants are also trying to get ahead of the game by relocating from non-metro areas to locations near the planned stations before Phase 2 sends rent prices up, JLL reports. Companies like Noblis, Harris Corp, Leidos and Bechtel have already relocated a total of more than 800k SF to Reston-Herndon. Meanwhile, Gov. McAuliffe believes the area near the two Loudoun County stations would be a great spot for the new NFL stadium.
