Hoffman Town Center Heats Up

Hoffman Town Center has some new players involved, and there could be more to come, according to Newmark Grubb Knight Frank's Brendan Owen. After repping the Hoffman family in the sale of the National Science Foundation office site in Alexandria to USAA Real Estate (which closed Tuesday for an undisclosed price), Brendan's also listing two more sites at Hoffman Town Center—a massive residential project for sale and a just-delivered office building for lease. Back to the USAA deal for a minute—Brendan says the purchase from a respected institutional owner puts "a big stamp of approval" on the project, which Lowe Enterprises will now handle development for.

But on to those listings: Brendan's marketing the sale of Block 11, a two-building residential project across the street from the NSF site (and right next to the Eisenhower Avenue Metro) which Harris Teeter has already committed to for the ground-floor retail. The site is shovel-ready, Brendan tells us, and will include 642 units. He's also listing for lease 2461 Eisenhower Ave, a just-completed, 350k SF office right next to the NSF site that's fully available. What sets the development apart, he says, is its rare combination of sitting adjacent to a Metro as well as direct proximity to the Beltway, which few other sites in the region can offer.
