Dubes Strikes Again!

They're the ones who brought the posh Lionsgate condos to Bethesda. Armed with only 10 employees, Marc Dubick is quietly becoming one of the region's most active developers, with four projects in the works and a fifth just announced. (Only five more to reach one building per employee. Then they won't have to share.)

Yesterday, on the seventh floor of the firm's big mixed-use project right next to Rockville Town Center, we snapped Marc, president of Duball, flanked by his acquisitions ace Mitch Yentis and construction and development guru John Segreti. The guys were standing on what, by Q1 next year, will become a 140-key Cambria Suites hotel as well as 17k SF of retail and a 263-unit high-end apartment complex that Marc tells us will fill the donut hole in Rockville Town Center. (Since they didn't fill it with donuts, they won't need to build a gym.) In the District, Duball is finishing up 34 townhouses on MacArthur Boulevard, as well as two big Safeway revamps: the soon-to-deliver renovation of the Petworth store (with 218 units on top) and the eventual renovation of the Palisades location (Safeway's first in DC), adding residences on top of that, too.

The firm also just bought a site at Battery and Woodmont in Bethesda, where it plans to build 46 residences. Marc (shown here at a past Bisnow event) is a 17-year vet of Lowe Enterprises and the company's point man on another Safeway-related project, CityVista. He started Duball (with partner and Stanley Martin Homes prez Steve Alloy—hence the company's name) in '04, hiring Mitch as his first employee; Bozzuto and Clark vet John joined shortly thereafter. While the company isn't necessarily always a long-term holder, Marc says Duball is simply looking to improve the places they choose to develop in: "We like to feel like we're adding to the community."

Back to the Rockville project for a sec: Here's a view from the second floor of the Rockville Library. The hotel (the only one in the Town Center; Cambria is a brand of Choice Hotels, HQ'd right next door) and 263 apartment units (called The Upton) are only one phase—a second will bring 400 more residential units and 20k SF more retail. Marc says the site is aimed to play off its four surrounding corners, which include the Metro, the Town Square, the Courthouses, and the Town Center's other retail.
