Demand for commercial space in the Mount Pleasant area continues at a robust pace, especially when looking at the past eight weeks, reports JLL’s Ronan Pigott—Hootsuite takes another 28k SF on East 5th in addition to its existing East 8th location; Treloar Physiotherapy takes close to 8k SF at the Echelon Centre on West 8th and Cambie; and Brooks Corning is moving from Yaletown to 380 West 2nd Ave.

There’s also a number of software and engineering firms expressing interest in the area, Ronan says. A zoning amendment implemented last year opened the door to a broader range of user groups in the area. A mixed-use building can now be comprised of larger general office space on floors above the ground floor, opening up doors for developers and tenants along Mount Pleasant. Now developer Cressey has opened the door on a brand new, three-storey, 73k SF office building at the corner of West 5th Avenue and Yukon Street, looking for pre-leasing, another strong indicator of the commercial reshaping going on in this older area of Vancouver.
