Historic Former Fox's Lounge Getting New Retail Lineup

The new owners of the historic former Fox's Lounge have plans to freshen up the South Dixie Highway structure and "make it very cool" for a whole new lineup of retailers.

Metro 1 Commercial's Tony Arellano said the unidentified investor of 6022-6030 South Dixie Hwy and an undeveloped parcel behind the strip center plans to re-tenant the property, filling the vacancy left by Fox's Lounge, which closed last year after more than 60 years there.

"We're going to fix up the building, make it very cool," Tony said, adding that specific retailers have already expressed interest, but won't be revealed until early next year. Tony brokered the sale along with Colliers International's Marcos Puente, who repped the seller, Rene Dahdah.

The previous owner had planned to create a mixed-use project, incorporating the development parcel into two, four-story mixed-use buildings comprised of retail, office and residential uses along with on-site parking. The new buyer is scrapping those plans and will likely sell the parcel separately, Tony said.

But Marcos said this is the latest in strong demand for retail investment along the South Dixie Highway corridor, an area that sees some 100,000 vehicles pass each day.

"The South Dixie Highway corridor is a strong retail market because of the high traffic counts and the growing, affluent demographics,” Marcos said. “Properties along the corridor rarely go up for sale. When I listed this property, I received multiple offers, and those who didn’t get it have me scouting the area and reaching out to my relationships to help them identify other opportunities."
