From Financing To Tree Giving

HFF's Jordan Angel (here with his "god dog") really piles it on during the holidays. He just helped arrange $86M in financing for Rockpoint Group in San Mateo (more on that later). He's also busy delivering Christmas trees all over town as part of his work with Guardsmen, a volunteer group of 150 Bay Area men. Since 1947 the group has donated proceeds to send at-risk youth to summer camps. The trees comes from The Tree Lot in Fort Mason--the largest indoor Christmas tree lot in the Bay Area. One of its best sources of corporate deliveries has been property managers recommending the fire retardant-treated trees to their tenants.

Their big City Hall setup was this week, pictured. All the trees at Symphony Hall also come from the lot. Jordan's met some of his best friends through the group and has also picked up some oddball skills along the way, like negotiating a confetti cannon contract and driving a box truck full of Christmas trees. This year he's trying a party planner hat on for size: He's committee chair for the Tree Lot Party, the Guardsmen's huge holiday cocktail party with a hosted bar, hors d'oeuvres and DJs for 2,000 guests on Dec. 20. The indoor winter wonderland fundraiser is such a hot ticket that 300 people were turned away at the door last year.

Switching back to business, HFF just arranged post-acquisition financing through Wells Fargo for San Mateo BayCenter, a three-building Class-A office campus on behalf of the borrower Rockpoint Group. HFF also handled the sale, which closed in September, on behalf of Equity Office Properties. The 303k SF campus is 98% leased to tenants like Marketo, Brightedge Technologies and Actuate. Jordan was on the HFF debt placement team, joined by Bruce Ganong and Walter Chui.
