Bisnow Exclusive: 450 Sansome Hits the Market

The 16-story building in the heart of the North FiDi District hit the sales block less than a week ago, Bisnow has learned. Cornerstone Real Estate Advisers' 133k SF building is 92% leased. JLL managing director Steven Anderson, who leases the building for the landlord, tells us the two available suites will likely be leased prior to the sale of the property. The biggest tenant inside is Umpqua Bank, which takes up 12% of the building. The office got $4M in capital improvements over the last few years, including a brand-new modern lobby and entryway and new retail storefronts. Eastdil Secured is marketing it. There was a dearth of for-sale signs in the city at the start of 2015, but sources say a number of assets are now coming to market.
