We got our hands on the new rendering for 1200 Van Ness, a huge mixed-use project at Van Ness and Post with retail, residences and office.

Woods Bagot just unveiled the design for the 265k SF building, slated to transform Van Ness into a vibrant 24-hour corridor. The hope is to capture energy off the new CPMC hospital campus on Van Ness and the revitalization of the Lower Polk neighborhood retail corridor. Expect intersecting glass volumes containing commercial, retail and office space in the four-level podium and residential units rising eight stories above in a more slender tower. In addition to open green space overlooking Van Ness, the roof terrace design also includes a private garden and "garden residences" with private patios. The S.F. Planning Department is currently reviewing the project, which proposes five levels of underground parking. More tomorrow from the Woods Bagot team on this and other designs up their sleeves.
