Two new build-to-suit industrial projects are getting underway in North County cities.
Encinitas-based RAF Pacifica Group, a creative industrial developer, has announced development of an 83K SF distribution facility in Carlsbad for San Diego Hat Co., a design-driven brand featuring fashionable and functional headwear and accessories.
The San Diego Hat Co.’s Class-A flex-industrial project will serve as the company’s headquarters and distribution facility. It will be built on a 7.57-acre site on Whiptail Loop East that was recently acquired from Hughes Whiptail LLC for $5.875M.
San Diego Hat’s new distribution facility will include 10K SF of office and mezzanine space on the first floor, six dock-loading doors, 28-foot clear height and amenities, including outdoor spaces that include shaded sitting and eating spaces, said Cushman & Wakefield Executive Managing Director Aric Starck of the San Diego office, which represents RAF Pacifica.

Carlsbad-based Badiee Development has partnered with Exeter Property Group, an international industrial developer with 140M SF under management in the U.S. and Europe, to build a 200K SF project on two side-by-side parcels on Harmony Grove Road in Escondido. Badiee sold the parcels to Exeter and will serve as project developer.
“Exeter Property Group has long been looking to engage in San Diego’s rapidly growing industrial market, and Badiee Development’s Escondido sites provided the ideal opportunity for our first project in the area,” Exeter Property Group principal Matt Brondik said in a press release. “We plan for this to be the first of many like-kind industrial projects developed in partnership with Badiee Development in San Diego County.”
“Since 2015, Badiee Development’s vision was to develop highly needed, contemporary industrial space in Escondido as part of our current North County San Diego project pipeline," Badiee CEO Ben Badiee said. "We are pleased to partner with Exeter Property Group to deliver upon this vision and bring to market what will be the latest and largest industrial offering in Escondido.”
Colliers International San Diego Region Executive Vice President Mike Erwin of the Carlsbad office represented Badiee in the land deal, while Colliers Senior Vice President Chris Holder and First Vice President Mark Lewkowitz of the La Jolla office represented Exeter.
