Owner-Users Eager For Small Industrial Properties

A free-standing 9,150 SF industrial building in Vista has sold to an owner-user for $1.79M. While it isn't a large deal, it is a record price for a sale of this type in Vista, according to Cushman & Wakefield San Diego.

The deal shows ongoing strong demand for this type of facility in the region, Cushman & Wakefield's Jeffrey Sallen said.

"According to our tracking, the $195/SF price achieved on this property was higher than any previous owner-user sale on record in Vista for similar buildings.”

Ki’s Kitchens, a privately owned commercial kitchen company based in North County, acquired the property at 2530 Pioneer Ave. from BS Ventures LLC. The buyer plans to move from its current location in neighboring Carlsbad.

Built in 1989, 2530 Pioneer features a modernized conference room, private office space and open breakroom/reception, as well as floor-to-ceiling glass walls, motorized grade loading and a fenced yard.

Sallen, along with colleague Chris Baumgart, represented the seller.

"We generated multiple offers after only being on the market less than a month before securing a buyer,” Baumgart said.
