Energy costs are down—for now. But Philly-area tenants are still looking for energy-efficient space. (People are waiting for the other bulb to drop.)

Kaiserman Co tapped NAI Mertz Mt Laurel office division VP Rebecca Ting and her colleague Julie Kronfeld to lease its Kevon I Office Center at 2500 McClellan Ave in Pennsauken. Recently the four-story office building underwent a major capital improvement program focused on energy efficiency and conservation, obtaining Energy Star certification. As one of the more efficient properties in southern New Jersey, Rebecca tells us, the property now has an extra draw for tenants concerned about energy costs in the long run. Improvements included retrofitting 19k SF of single-paned windows into triple-glazed insulated glass windows, which reduce annual energy costs by more than 26%, according to Rebecca. The building also was fit with photovoltaic solar panels that generate an average 132k kW/hrs annually, and now features a Green Revolution Power Application Correction System that reduces utility costs by 8%. The building’s lobby features monitors where tenants can view the building’s energy savings and energy production status.
