Dual Residential Towers Planned For Callowhill Street

Between Old City and Northern Liberties is a stretch of land that was zoned for industrial use until last year. Now, the first plans for major mixed-use have come to light.

4th + Callowhill is a proposal for two residential towers, one 24 stories tall and the other 27 stories, and a parking garage, all meant to be the first project of a new mixed-use neighborhood.

The proposal's architect, Cecil Baker, is a frequent opponent of above-ground parking from his position on the Civic Design Review board, but a drainage tunnel for an on-site green space prevented more than one floor of below-ground parking on the project, according to the Philadelphia Inquirer.

The ground floor of the two towers will have a proposed 5k SF of retail, and the 233-space parking structure will have a pool deck on top. The towers themselves are planned to contain 454 residential units.

Site owner and developer Mark Rubin, who also owns multiple nearby properties, says he plans to bring on a co-developer more experienced in large-scale projects. [Philly]
