Printing and technology giant Epson America is relocating its headquarters from Long Beach to Los Alamitos.

Epson has signed a lease with LPC West, the West Coast division of Lincoln Property, to occupy the newly renovated 150K SF Katella Office Campus at 3131 Katella Ave. in Los Alamitos.

An LPC West spokeswoman said the lease is for 10 years. The financial terms of the deal were not disclosed. Epson will be the sole tenant. The company will move from its current headquarters at 3840 Kilroy Airport Way in Long Beach to its new office campus in 2020.

CBRE’s Grafton Tanquary III and David Kundrave represented Epson. CBRE’s Rick Warner and Chip Warner, along with Lee & Associates’ Shaun McCullough and Jeff Coburn, represented the landlord.

“Our renovations have transformed the Katella campus into a Class A office product in one of the most well-located markets in Orange County,” LPC West Executive Vice President Parke Miller said in a statement. “We look forward to welcoming Epson — a market leader and one of the most important companies in the technology and printing space — to our Katella Office Campus.”

Built in 1972, the 9.6-acre vacant office property sits near the border of Orange and Los Angeles counties. LPC West acquired the property in Los Alamitos from Verizon in 2014, according to commercial real estate data company Reonomy.

LPC West had planned to convert the site into a 115K SF retail center dubbed Village 605 and anchored by a Whole Foods 365 grocery store.

However, local residents citing traffic and congestion opposed the plan and put pressure on the City Council. When Amazon purchased Whole Foods in 2017, the tech company backed out of the deal, forcing LPC West to change its plans for the site.

In the beginning of 2018, LPC West announced it would renovate and modernize the two-building, two-story office complex.

Epson’s new campus will feature open, collaborative office space, conference and technology lab facilities, EV charging stations and an Epson Experience Center that will allow customers and partners to check out the company’s newest technologies and business solutions.

“This is an exciting time for Epson America, and we look forward to the next chapter in our growth at the Katella Office Campus,” Epson President and CEO Keith Kratzberg said in a news release. “Our new headquarters in Los Alamitos will provide our employees with the world-class facilities necessary to continue to innovate and compete at the highest levels.”
