The construction firm building Tishman Speyer's twirling skyscraper on Manhattan's West Side likes its work so much that it has decided to move in.

Turner Construction has leased the entire third floor of The Spiral at 66 Hudson Blvd. and plans to move its global headquarters to the 2.85M SF building. The company inked a 75K SF lease in a 13-year deal, landlord Tishman Speyer announced Monday. Turner has been serving as general contractor on the 1,031-foot-high tower, which is due for completion next year.

“Turner has been an incredible partner as we built The Spiral, introducing technology, safety and workforce innovations that have made it a new standard for modern office development,” Tishman Speyer CEO Rob Speyer said in a release. “Given all of the office towers Turner is constructing around the world, we are very honored they have chosen The Spiral as their new home.”

The firm plans to move its workers from 375 Hudson St. at the start of 2023, the New York Post reports.

Rents weren't made public, but reports suggest Tishman Speyer is asking for between $110 and $225 per SF. The building is now more than 50% leased, per Tishman, having previously signed Pfizer up for 800K SF, Debevoise & Plimpton for 530K SF and AllianceBernstein for 189K SF.

As of October, The Spiral — with its Bjarke Ingels-designed gardens rotating from the High Line at the ground floor up near its penthouse, still had 1.1M SF set to fill. CBRE’s Mary Ann Tighe, Rob Hill, Brendan Herlihy and Elliot Bok advised Turner on the deal. Tishman Speyer was represented by its in-house team.
