A new 60-story luxury office tower is in the works near the northern end of the High Line.

Mega-developer Tishman Speyer has officially unveiled plans to build a $3.8B-plus office tower called the Spiral in the Hudson Yards district.

Rising 1,005 feet at 66 Hudson Blvd, the block-long 2.9M SF building will feature a glass façade, atriums with ceilings as high as 23 feet, and foliage-lined terraces that connect to each other like a winding staircase wrapping around the building as it soars skyward.

Designed by Danish architect Bjarke Ingels, Tishman Speyer is looking to pre-lease around 30% of the building for construction financing. So far, it has received $1B in equity from a group of international investors in addition to a 25-year municipal tax abatement worth around $170M. Approximately 27k SF will be devoted to retail and every tenant floor will have an outdoor terrace with an adjacent atrium. [WSJ]
