EQUITY PLAYS; THE DEAL SHEET

Ackman-Ziff has been active in arranging JVs throughout cycles, including plays on cap rate, financial engineering, and value-add operations. While cap rate plays are fewer and financial plays still possible, most investors are looking for distress and operational plays, says president Simon Ziff, who'll be speaking at Bisnow’s NY Investment Summit on May 17.
These strategies include repositioning assets, leasing up buildings, and cleaning up the debt stack, Simon says. Much of the equity placement has been in multifamily and hospitality: Ackman-Ziff recently conducted a $30M equity raise for a multifamily project in Pennsylvania and arranged $44M of equity for a Florida hotel. In NY, it’s placed acquisition loans for land, unsold condos, and even a deal for fellow panelist Billy Macklowe, CEO of William Macklowe Co.
