Hip-Hop Museum, Big New Affordable Housing Development Coming To South Bronx

L+M Development Partners has won its bid to develop an ambitious center for affordable housing, culture and education in the South Bronx.

The experienced developer of affordable projects will be partnering with woman-owned and woman-led Type A Projects to build Bronx Point, a mixed-use project with 1,045 affordable units. It will also include the Universal Hip-Hop Museum and public educational spaces at the south edge of Mill Pond Park, right beside the 145th Street Bridge to Manhattan, The Real Deal reports.

The New York City Economic Development Corp. released a request for proposals for the waterfront site in July 2016, and L+M's winning proposal includes an ambitious combination of uses — the museum, a multiplex movie theater, a food and beverage hall, an education space and a waterfront esplanade integrating the development with Mill Pond Park.

The project will progress in two phases, with the first expected to contain the museum, the food hall (run by Anna Castellani of Brooklyn's DeKalb Market Hall), and 600 units of extremely low- to moderate-income housing. Its completion is estimated for 2022.

Bronx Point's mix of uses reflects the borough's changing makeup. Community engagement and education spaces commonly associated with affordable projects will abut entertainment options destined to appeal to the Bronx's growing middle class population. Somerset Partners and Chetrit's market-rate development in Mott Haven is going up a 20-minute walk south of Bronx Point.
