DENVER: Development Boom

All eyes have been on Denver lately as one of the hottest development markets out there, and Wood Partners is leading the charge. It's putting the finishing touches on its latest in a string of apartment developments: the 338-unit Alta Alameda Station, which will open next month at least 60% leased. Wood Partners director for the Rocky Mountain region Tim McEntee explains that the property's going to be a neighborhood-changer for Baker, which hasn't seen new housing in about a decade. And it's going to bring new residents to a heavily retail-oriented area.

One of the main attractions of the location is a Walk Score of 89 (Very Walkable), and the site also has a long and colorful history. During WWII, a canning facility churned out rations for the troops; later, the site was home to a Coors bottling plant and the Denver Studio complex, where 22 Perry Mason movies-of-the-week were filmed (and where 22 witnesses confessed to being the real killer on the stand). These days, Alta Alameda Station is a LEED Gold TOD that includes a set-aside route for a bicycle-pedestrian path that connects to the Alameda Light Rail station and the Platte River Greenway.
