The Howard Hughes Corp. has launched the third of four planned villages within its master-planned community in northwest Houston, Bridgeland.

When fully built-out, Prairieland Village will encompass about 7,000 homes, equating to an estimated 26,000 residents. Howard Hughes Corp. Executive Vice President, Master Planned Communities Heath Melton told Bisnow that once completed, the new homes will bring in about $2.8B in assessed taxable value to the region.

“Bridgeland is a major economic driver for the Cypress area of the Greater Houston region,” Melton said. “We project 65,000 residents once the entire community is developed, and those numbers will only fuel the development of Bridgeland Central which will be the retail, commercial, employment, dining and shopping center of Bridgeland.”

The construction of the homes and infrastructure over the next several years is expected to directly or indirectly contribute to 70,000 new jobs to the local economy. Similar to Howard Hughes Corp.’s approach to The Woodlands in north Houston, the firm is aiming to create one-and-a-half jobs per homesite in Bridgeland, Melton said.

Prairieland Village amenities will include a series of lakes designed for recreational activities, a lakefront pavilion, an activity complex and village park, canoe and kayak launches, hiking and biking trails, birdwatching locations, catch-and-release fishing, neighborhood parks and playgrounds, and shade pavilions.

Residents of the new village will be zoned to Waller Independent School District, Cypress Fairbanks Independent School District and Katy Independent School District. Waller ISD recently announced its purchase of land in Prairieland Village to build an elementary school, its first campus in Bridgeland.

Construction of Prairieland Village is underway, and builders are expected to be announced this summer with first homesites being available at that time.

Melton noted that despite the challenges of 2020, Bridgeland saw an 18% increase in home sales year-over-year, equating to 873 homes sold. That set a new record for the master-planned community.

“There are a variety of reasons for this, but namely, buyers are seeking a masterfully designed community that offers great value and access to best-in-class amenities in a residential setting,” Melton said.

Howard Hughes Corp. purchased more than 10,000 acres to develop Bridgeland in 2003, and sales of new homes began in 2006. Bridgeland now spans about 11,400 acres.
