Kimco Wants To Add Residences, Hotel To Whittier Mall

Kimco Realty Corp., owner of the Whittwood Town Center in Whittier, California, is looking to redevelop the retail center's surface parking lots and older buildings into new retail, housing and hotel rooms.

Kimco is working to obtain entitlements from the city of Whittier to transform the 66-acre mall, which it bought in 2017, Urbanize LA reported.

The mall holds about 750K SF of commercial space, including a Target, Kohl's, PetSmart and CVS Pharmacy. If Kimco's plans come to fruition, the surface parking lots and some of the older buildings at the site could be replaced with as many as 1,200 housing units, 600K SF of retail and 300 rooms in one or more hotels.

Representatives for Kimco didn't immediately respond to a request for comment.

The plan is in the environmental review phase. Kimco's redevelopment plans coincide with an update to the existing specific plan at the site. The update calls for creating five new "districts" at the site, which would allow for new uses consistent with what Kimco wants to bring to the property.

It isn't the only large-scale project planned for the city about 20 miles southeast of Los Angeles. Uptown Community Partners — a group consisting of Irvine-based developer City Ventures, affordable housing developer Thomas Safran & Associates, Gentefy and SVA Architects — is working with the city on plans to redevelop about 6 acres of city-owned land with housing, open space, new retail and parking.
