Three New Tenants Sign Leases At 40 Queen Square

Three new tenants have signed leases at 40 Queen Square, a 38k SF office building in Bristol city centre. Commercial law firm Beale & Co signed a 10-year lease for nearly 4k SF; planning consultant Turley took 3,100 SF for 10 years, and commercial building consultants Malcom Hollis took 3,500 SF for £230k/year.

The building is now 80% pre-let, with three suites remaining; one is under offer.

AEW UK REIT acquired the property in December 2015 and has since implemented an extensive refurbishment programme, including an upgrade of the communal areas and the addition of bike racks and showers. The newly let spaces have been finished with suspended ceilings, new carpets, LED lighting, and heating and cooling systems, which have improved the energy efficiency of the building.
