PMRG Leases 100k SF on Richmond

PMRG’s Marci Phillips and Michael Sieger repped landlord Zenith Real Estate Group in inking nine leases surpassing 100k SF in four adjacent Westchase office buildings. The biggest was with Ignite Restaurant Group, which leased the entire 50k SF building at 10555 Richmond. The company owns Joe’s Crab Shack and Brick House Tavern + Tap, and was repped by SE Covington’s Scott Covington. The duo also signed a sizable 29k SF lease with Medical Research Consultants at 10550 Richmond; the tenant was repped by JLL’s Louie Crapitto. That 92k SF building is now 66% leased.

All four of Zenith’s Richmond buildings have gotten capital improvements recently, including upgraded lobbies and new conference facilities. Michael says value office properties throughout Houston are getting good interest, even with the uncertainty in the market. And the renovations and abundant nearby amenities are really pushing activity in Zenith’s Westchase portfolio.
