JLL Negotiates Two Subleases Totaling 20k SF

With nearly 12M SF on the market, if you're looking for a sublease, you'll have your pick of the litter. Sugar Creek on the Lake, at 14141 Southwest Freeway in Houston, has attracted two new sublease tenants. JLL SVP Edward Prejean negotiated on behalf of the sublandlord, Money Management International.

US Money Reserves, an Austin-based rare coin seller, leased 10.3k SF on the second floor. John Hanley of Commercial Real Estate Solutions repped the tenant.

Industrial Info Resources, a Houston-based database solutions provider, leased 10.2k SF also on the second floor. Marcus & Millichap’s Keith Lloyd repped the subtenant.

The Sugar Land office submarket is among the top performing in Houston. Year-to-date, it has recorded 24k SF of positive net absorption, and at just 7.7%, the submarket has the second-lowest Class-A vacancy rate of any Houston-area office submarket.
