7 Largest Available Blocks of Class-A Office

If you’re looking for 200k SF of Class-A office and you need it now, you’re in luck. Colvill Office Properties director of market research Sherra Gilbert has ID’d seven spaces you can slip right into.

1. 811 Louisiana

Available Block: 395k SF
Submarket: CBD
Leasing Brokers: Colvill’s Chip Colvill and Paula Bruns

The largest availability on the market is Shell’s former space in 811 Louisiana (formerly Two Shell Plaza). It’s actually broken into two blocks, 160k SF and 188k SF. Hines is totally renovating the building, including moving the entrance and recladding the first four floors, and will complete its facelift in July. More on the renovations here.

2. Five Greenspoint Place

Available Block: 320k SF
Submarket: Greenspoint
Leasing Brokers: Colvill's Damon Thames, Tripp Pruet and Richard Barbles

Here’s another vacancy created by the relocation of an energy giant—Exxon recently relocated out of Five Greenspoint Place into Springwoods Village. Backfilling has begun; Swift Energy moved into 119k SF there this quarter. Meanwhile, Hines has been aggressively updating the entire Greenspoint Place campus.

3. 2 Houston Center

Available Block: 210k SF
Submarket: CBD
Leasing Brokers: CBRE’s Debbie Wilson and Cody Armbrister

The availability at 2 Houston Center includes some sublease space from Argent Oil, which has floors 9 and 10 leased through 2020. All told, floors 4 through 10 are open, including the large 53k SF floor plates up to the seventh floor.

4. Energy Tower IV

Available Block: 280k SF
Submarket: Energy Corridor West
Leasing Brokers: Mac Haik’s Steve Bryant

Technip’s lease of floors 1 through 5 kicked off construction of the building, which delivered last quarter. Since, it’s inked 26k SF for Spectrum Geo, 12k SF for Synergen and 3,500 SF for Whitney Bank.

5. Beltway Lakes Phase 3

Available Block: 271k SF
Submarket: Highway 249
Leasing Brokers: CBRE’s Cody Armbrister, Elliott Hirshfeld and Rima Soroka

Beltway Lakes’ newest facility delivered last quarter and is fully up for grabs. Elliott says the amenity-rich building (it's got a 14k SF stand-alone amenities building) is getting good activity despite the oil prices, and he hopes to have big news later this year. Two more buildings are planned on the site.

6. 3 Greenway Plaza

Available Block: 214k SF
Submarket: Greenway
Leasing Brokers: Cousins’ Bob Boykin, Warren Savery, Bubba Harkins and Will Hightower

3 Greenway is another facility backfilling Exxon. The lobby and concourse are undergoing a $5M renovation with Italian marble, wood, custom wall art and a two-story wall sculpture. Additionally, all the tower restrooms are being redone.

7. University Park Buildings 9 and 10

Available Block: 210k SF
Submarket: Highway 249
Leasing Brokers: Caldwell Cos’ Mary Caldwell and Jack Russo

University Park, the former HP campus, is a great fit for tenants needing large floor plates and a plethora of amenities. Floor plates are 50k SF and amenities include an executive briefing center, a food court and a fitness center, all tucked into a Woodlands-like setting adjacent to Noble Energy’s new HQ. The top two floors are available along with the opportunity for building signage.
