PDC Launches Two Major Medical Projects in Booming North Houston

Pisula Development Co is betting on significant medical demand in North Houston—it recently broke ground on two such developments. (Soon, it will be the safest place to trip in all of Houston.)

CFO Jim Pisula (here with colleague Rebecca Gardaphe at Bisnow’s Future of The Woodlands event last year) tells us his team just went into the dirt with Visionary Health I and 2950 FM 2920. 2950 FM 2920 is a 13k SF single-story MOB/retail building in Spring. It’ll be shell complete in December, when an undisclosed large national medical group will begin buildout. Jim tells us it’s just the first building on an overall 32-acre tract, but PDC hasn't decided what the rest of the campus will look like yet.

Visionary Health I (rendered here) is a 14k SF single-story MOB/retail building on Highway 59 in Humble, just south of Kingwood Medical Center. PDC is developing the project in conjunction with Houston Eye Associates, the lead tenant. It’ll deliver in early 2015. PDC’s got two more buildings tentatively planned for this site that'll also likely be medical/retail. Jim and his brother Tom Pisula (he's CEO—their other brother Dave runs the internal construction management group) have developed or acquired 1.3M SF of medical real estate over the last 12 years—Jim tells us these two developments are done with groups they’ve partnered with in the past.
