Construction has begun on TierOne Development's 39K SF spec MOB at 7619 Branford Place in Sugar Land. Slated for completion in the second quarter of 2018, the Class-A building will be just outside of the Telfair residential community with unobstructed frontage on Highway 59 South, just east of University Boulevard adjacent to Costco. Transwestern’s Healthcare Advisory Services team of Senior Vice President Tim Gregory and Vice President Ashley Cassel are handling leasing.

“There are very few large blocks of medical space in Sugar Land, making it the ideal time for this project to come out of the ground,” Cassel said.

Led by Memorial Hermann, Houston Methodist and St. Luke's, Sugar Land's medical scene tops 1M SF of hospital/clinic space and 600-plus hospital beds to serve the area's population of 90,000.

“The central location between major hospitals, combined with the lack of medical restrictions, make 7619 Branford ideal," Gregory said. “In addition, the building offers competitive rates and above-market [tenant improvement] allowances."
