A new market-rate, workforce housing multifamily complex is coming to the Garden Oaks area.

Dakota Enterprises said on Wednesday that it is building Fishel’s Landing, a four-story, 243-unit development at 4840 North Shepherd Drive, at the corner of Janisch Road.

Houston-based Dakota Enterprises purchased the 225K SF property from Jones Oil in April.

The developer said it anticipates breaking ground on the apartment community in the fall, with full delivery at the end of 2021.

"We love the Garden Oaks and Oak Forest neighborhoods and how they match with our product type and the vision and mission of Dakota Enterprises," CEO Rick Guttman told Bisnow.

The garden-style property will include a two-story gym, a swimming pool, a dog park and covered parking. The ground-up development was designed by Mucasey & Associates, and will be managed by Dakota Enterprises. The general contractor is Ibiza Enterprises, a sister company.

Dakota Enterprises completed a 160-unit development in Magnolia Park in the fall of 2019, and is expecting to deliver its newest project, a 170-unit community near Highway 290 and 43rd Street, in the spring. The company has already begun construction on a 258-unit community in the Spring Branch Central area.
