Double Boost For Office Market As BNY Mellon Confirms Deal And Apple Scouts Space

Bny Mellon Is To Lease Four Floors Of Marlet's Shipping Office, South Docklands.

New York-headquartered financial services giant BNY is to relocate to Marlet Property Group’s Shipping Office on Sir John Rogerson’s Quay in Dublin’s south docklands, according to the Irish Independent.

The firm has agreed to take four floors of the eight-storey office, and reports have emerged that Apple is also seeking up to 400K SF of office in the city.

BNY already operates from two offices on either side of the Liffey, as well as in Cork and Wexford. With the move, it is expected to consolidate its Dublin operations into the Shipping Office, with space for up to 800 people, in mid-2025.

“Ireland is a key location for BNY, and our high-performing teams in Dublin will come together in one office in a prime location at the heart of the city’s international financial services centre,” Paul Kilcullen, BNY Mellon Ireland country manager and CEO of funds services Ireland, said in a statement.

Developed by Pat Crean’s Marlet Property on the site of a former shipping company office, the building totals 182K SF of offices. In July, Marlet agreed on a €102M refinancing facility with Cheyne Capital Real Estate after the building’s completion.

BNY has been established for 30 years in Ireland since opening its first office in 1994. It launched a global research and development hub in Dublin last year.

Meanwhile, The Business Post has reported that Apple is seeking up to 400K SF of offices in the south docklands for “hundreds of staff.” CBRE is leading the search. Apple already has a huge campus in Cork, which it first established in 1980 with just 60 staff but now houses more than 6,000 employees across a broad range of activities.
