J.A. Green Breaks Ground On JAG Logistics Center At DIA

Jag Logistics Center At Dia Is In An Opportunity Zone South Of Denver International Airport In Aurora.

The J.A. Green Development Corp. has broken ground on JAG Logistics Center at DIA, a 250-acre industrial park immediately south of Denver International Airport in Aurora.

The 1M SF first phase is on 75 acres that is part of the Porteos development, which is in one of Aurora’s five opportunity zones.

JAG Logistics Center will offer its tenants the closest proximity and access to the DIA tarmac of any industrial business park in the area. Cushman & Wakefield is handling leasing.

“This is a very valuable project for Aurora and future economic development in the northeast portion of the city and Adams County in the aerotropolis,” Aurora Economic Development Council Vice President Yuiry Gorlov said. “We will leverage the proximity to [DIA] to attract a variety of smaller users and freight-forwarding companies. It’s a unique product offering and with the growth in the e-commerce and logistics industries, we’re excited to capitalize on this new industrial park and bring in new primary employers.”

JAG Logistics Center is among the first new industrial projects to begin construction in a designated opportunity zone in the United States using an opportunity fund. The property also is in an enterprise zone and a foreign trade zone.

Each of the two buildings in the JAG Logistics Center at DIA's first phase will have about 188K SF.

“Being able to take advantage of the variety of benefits these programs offer is a tremendous win-win scenario for all involved stakeholders,” Gorlov said. “Aurora is really ahead of the curve when it comes to delivering on the potential value of opportunity zones.”

The two buildings at JAG Logistics Center at DIA will each be about 188K SF and are scheduled to be completed in the fourth quarter. The buildings will have a column-free warehouse design that places a higher value on floor space availability. The buildings can accommodate various size requirements beginning at 10K SF. There also will be on-site trailer parking, on-site management and mezzanine office space. Each building will have 30-foot ceilings and cross-dock configuration.

The second phase of the development is available for build-to-suit users on a 172-acre site immediately east of the first phase. The second phase can accommodate users from 250K to 2M SF.

“We specialize in this type of development with buildings that are designed to maximize efficiency of freight logistics for our clients,” JAG CEO and co-Managing Partner Dan Green said. “JAG’s product is specifically designed for smaller to medium-size tenants that often get overlooked by other industrial developers.”
