Downtown To Rise In Superior

Superior's Entertainment District Will Include A Public Plaza.

By January, Superior residents should begin seeing the town's new downtown area take shape.

Set to rise on 13 acres in the heart of the town’s master-plan area, downtown Superior’s vision for its urban entertainment district includes office space, entertainment, a public plaza, more than 70K SF of retail space and about 400 multifamily residences — all surrounding a lively, walkable Main Street featuring a large public park, proximity to nearby Coal Creek and views of the Flatirons to the north.

“We are building and shaping an authentic downtown experience from the ground up,” Ranch Capital LLC President of Real Estate Bill Jencks said. “Downtown Superior will be a vibrant and sustainable mixed-use experiential destination for the town of Superior and the region.”

Morgan Ranch DTS LLC, the master developer of downtown Superior’s mixed-use core, is a joint venture between San Diego-based Ranch Capital and Morgan Holdings of La Jolla, California. It has been working on the plans for downtown since 2013. With the downtown core four blocks long on both sides of Main Street, the downtown encompasses eight city blocks. Morgan Ranch is developing five of those blocks.

The development, expected to be completed in January 2022, will have more than 817K SF of commercial office, retail and entertainment uses, the 60K SF Superior Medical Center, more than 1,000 homes, and 42 acres of recreation and open space.

A 121-room Element hotel opened earlier this month.

Projects already completed include:

  • An indoor recreational facility, the Sport Stable.

  • Element, a 121-room sustainable extended-stay Marriott hotel that opened earlier this month.

  • SCL Health Medical Group, which opened its Superior clinic in early July and offers primary care and women’s healthcare.

About 8 miles east of Boulder on U.S. 36, Superior has become an increasingly attractive option for people who are priced out of that community. The median price for a home in the city of Boulder recently topped $1M, according to Information & Real Estate Services.

Two homebuilders working in Superior — Remington Homes and Thrive Home Builders — are offering new homes priced from the low $500Ks. Remington is releasing its second phase of townhomes and single-family homes ranging from 1,740 SF to 2,253 SF in downtown Superior, and Thrive is entering the market with two-story, solar-powered row homes ranging from 1,463 SF to 2,014 SF.

“It’s going to be exciting for that area to see this transformation,” Jencks said. “It’s been a long time in the making. It’s a whole new amenity for that community.”
