Amazon Building 1.2M SF Distribution Facility In Aurora

Amazon is growing in Aurora again.

The online retail giant is building a nearly 1.2M SF distribution facility in Aurora, about 12 miles south of Denver International Airport, according to Aurora’s active development map.

The facility sits on 58 acres near the intersection of East Stephen D. Hogan Parkway and East Sixth Avenue. It is less than 2 miles southeast of an Amazon fulfillment center and will also operate as a compressed natural gas fueling station, Amazon Field Communications Specialist Nissa LaPoint said in an email to Bisnow.

Amazon opened its first location in Aurora near the intersection of I-70 and E-470 in 2017. The company now has nine facilities in Aurora, including a 625K SF warehouse it purchased for $86M and opened in June.

LaPoint declined to comment on the construction timeline for the new distribution center.

“We continue to have a great relationship with the City of Aurora and this property fit the design of this facility,” she said.

The retail giant has 11 fulfillment and sortation centers, a pharmacy, three solar farms and 13 delivery stations in Colorado, LaPoint said. 

The new Aurora facility sits on land owned by a Kansas City, Missouri-based LLC with ties to NorthPoint Development. The entity purchased the entire 70-acre property, which runs from East Stephen D. Hogan Parkway to East 11th Avenue, in 2022 for nearly $10.3M, according to Arapahoe County documents.

The property, including Amazon’s new warehouse, is part of the Stafford Logistics Center, an approximately 366-acre development that’s slated to become a mixed-use business and technology district, according to a master plan submitted to Aurora in December 2025.

Other tenants at the Stafford Logistics Center include Denver-based QED, an electrical distributor that occupies a 250K SF distribution center at 21001 E. 13th Ave. in Aurora.

This part of Aurora has seen an increase in industrial development over the last few years. Industrial activity across the Denver metro is “largely concentrated” in the Airport East submarket, with 2.3M SF under construction, according to CBRE’s second-quarter report

Two industrial buildings east of the new Amazon facility are under development. The development, called Picadilly Crossing, will feature up to 513K SF of industrial space and is expected to come online later this year, according to the Denver Business Journal

The number of industrial projects under construction in the Denver metro increased 16.4% between the first and second quarters. Of the 4.2M SF underway, about 26% is preleased, according to CBRE's report.
