Detailed Design Plans Revealed For Women's Soccer Stadium: The Denver Deal Sheet

Detailed design plans for Denver Summit FC’s new women’s soccer stadium were submitted to the city this week.

The Urban Design plan, submitted by architect Populous, shows where the stadium’s concessions, seating options, locker rooms, bathrooms and press boxes will be located. There are also plans for a field club.

Located at Santa Fe Yards, south of downtown Denver, the four-story, 150K SF stadium will hold about 14,000 people, according to the Urban Design plan.

Construction on the stadium is expected to begin in September, according to the Denver Business Journal. Due to delays, the stadium is anticipated to open sometime in 2028. Meanwhile, the team is playing at a temporary stadium in Centennial.

SALES

Retail operator and investment company Verdant Capital Partners acquired 15 Native Roots retail dispensaries in Colorado. Native Roots will close its marijuana facility at 4990 N. Dahlia St. and plans to lay off 141 employees in October.


Alabama-based Harbert Management Corp. sold MorningStar of Wheat Ridge, a 64-unit assisted living and memory care complex. The company sold this property and four others in Texas, Florida and New Mexico for a collective $455M. 

LEASES

Architecture firm Sasaki relocated from a 5K SF space at 414 14th St. to a 13K SF office at 511 16th Street Mall. The Boston-based company has 40 employees in Denver, up from two local employees in 2020.

CONSTRUCTION AND DEVELOPMENT

The first public nature library in the U.S. will open in Thornton on Aug. 8. Located on 15 acres at 6811 E. 136th Ave., the 33K SF Anythink Nature Library aims to make nature more accessible to everyone. The library features interactive gardens and nature labs, a sunroom, a cafe and a 1-mile trail loop.

Kairoi Residential, PGIM and Helaba Bank broke ground on an “ultra-luxury” multifamily project in the Lower Highlands. The development, located off Zuni Street and Speer Boulevard, will offer 420 apartment units ranging from studio to three-bedroom. It will also feature a sky pool deck, health and wellness spas, a fitness center, and golf and ski simulators. 

FINANCING

RXR, Korman Communities, Halpern Real Estate Investments and Invent Development Partners secured $125M in construction financing for a luxury 301-unit, 13-story multifamily complex in the River North Art District. Madison Realty Capital provided a $100M senior loan, and an unnamed insurance company granted a $25M mezzanine loan.


A nearly 122K SF mixed-use development in Cherry Creek North was refinanced through an unnamed regional bank. The eight-story building at 200 and 250 Columbine St. is fully leased to 23 tenants. JLL Capital Markets represented the borrower in this financing deal. 

THIS AND THAT

The Denver Broncos released new renderings for a proposed entertainment district at Burnham Yards that would surround its potential new stadium. The renderings show plans for several mixed-use buildings, about 12 football fields accessible to the public, large parks, and paths. Details about the potential stadium were not included.
