New Building Coming To Denver Opportunity Zone

Hill Cos. Llc Has Broken Ground On Synergy Medical.

An entity affiliated with Greenwood Village-based Hill Cos. LLC has started construction on a 102K SF medical office building directly across from the main entrance of Swedish Medical Center in Englewood.

Called Synergy Medical, the building will provide 88K SF of office and 14K SF of street-level retail space, including a full-service restaurant and a nationally branded coffee shop.

Synergy Medical, which is located in an opportunity zone, is the first new medical office space developed at Swedish in more than 30 years.

It will serve the more than 5,000 patients, guests and employees who visit the Swedish and Craig Hospital medical campuses daily.

“Combined with the adjacent Craig Hospital, this project is within walking distance of thousands of employees, visitors, volunteers and physicians,” said David, Hicks & Lampert Brokerage LLC principal Phil Hicks, who is handling the leasing. “This project will service the tremendous daytime and surrounding residential base.”

In addition to office and retail space, Synergy Medical will have an ambulatory surgery center, a private elevator entrance for doctors and three levels of structured parking, including valet service and private parking for doctors.
