KTGY Architecture + Planning has unveiled the design of TriVista on Speer, a 322-unit apartment building under construction on Speer Boulevard between 13th and 14th streets in Denver’s Golden Triangle neighborhood.

The seven-story community is slated for delivery in 2019.

KTGY and developers Legacy Partners and USAA Real Estate Co. envision the project as a gateway to the Golden Triangle and the Civic Center District.

“This site has urban context and local history on all sides,” KTGY principal Terry Willis said. “The Golden Triangle is quickly becoming a more vital neighborhood with an attractive mix of residential and commercial uses. We designed TriVista on Speer to sensitively fill a gap in the city’s urban fabric while setting a high standard for multifamily living in the city.”

The project sits on a 96K SF triangular parcel the shape of which mirrors the Golden Triangle itself. Given the large floor plate, it was crucial to break up the building’s mass and create architectural elements with their own character, Willis said.

Each side of the building is designed to respond to the different frontages. Running parallel to Speer, the western facade, dubbed View Houses, responds to views of Cherry Creek and the Rocky Mountains with floor-to-ceiling windows and a large amenity deck that maximizes connections to the outdoors.

The north side of the building, facing downtown and leading to Civic Center Park, is called City Houses. Its row of townhouses each has its own front stoop and private entrance.

Along Fox Street, the eastern elevation became known as the Art Houses and reflects the creative spirit of the galleries, museums and music venues throughout the Golden Triangle.

Amenities include a pool deck on the third floor and a community kitchen with private dining and lounge space. There is also a 500 SF bike/ski maintenance area with workbenches and tools and parking for 162 bicycles in the building’s garage.
