Bisnow Scoop: Salon Chain's Rapid Expansion

Denver-based Sola Salon Studios is making waves (or maybe curls), leasing its 10th and 11th locations in the Metroplex. And the search is on for new sites in Rockwall, Las Colinas, East Dallas, and Denton.

Venture Commercial Real Estate partner Bryan Cornelius and SVP Elizabeth Ellenwood (inside Sola Salon Studio in Douglas Court) tell us the Sola area developer, ND Partners, will open four salons each year if it can find the spaces fast enough. (It's at two or three a year now.) Bryan says Sola management team methodically enters markets and focuses on the opening of each location. Elizabeth and Bryan have repped Sola in almost all of its expansion.

The latest deals: a 9,000 SF lease in the Douglas Court shopping center at 4140 Lemmon Ave (the landlord was self-repped by Ryan Stewart with Rosebriar Properties) and an 8,000 SF lease in the Plaza at the Parks shopping center at 1106 W Arbrook Blvd in Arlington, north of I-20 and adjacent to The Parks at Arlington Mall slated to open in December. (Quine & Associates’ David Lisner repped the landlord.) Bryan tells us Sola provides upscale spaces for beauty pros to lease for their own business. Sola sites provide amenities like security systems, WiFi, keys to each individual suite, and custom cabinetry.

Bryan (right, tailgating Saturday at UNT’s Apogee Stadium with Venture colleague Jim Dunn and DFW Bisnow reporter Tonie Auer) tells us the Sola spaces require 7,000 SF to 10k SF in areas with median household income levels above $70k with high visibility. Each Sola leases about 30 to 40 salon suites, Elizabeth says, so ample parking is needed. ND Partners typically leases existing space and retrofits them for the salon, but if the location is right, raw land could be purchased, Bryan says. The empty-nester is reliving the college experience with his two kiddos—one at Baylor (Sic ‘em, Bears!) and one at UNT. Elizabeth, however, is past the college days and just bought her first house.
