Beck Ventures president Scott Beck gave Bisnow a first look at what Dallas Midtown will look like (on the site of the old Valley View Mall at the northwest corner of Preston Road and I-635) and confirmed that AMC inked an 80k SF deal to remain. The City has authorized the bond funds to build a main thoroughfare (to be tentatively named Chelsea Row) through the 430-acre project. Scott also inked a boutique hotel and high-end grocer to bookend the theater. He anticipates releasing that info before year’s end. Scott is releasing these images at the Texas ICSC convention in Dallas later today.

No date has been set to start construction, as Beck still has the engineering and design process with the City to align the streets. The mall was purchased in summer 2012. The theater, grocer and hotel will be among the first projects to start next year, with 600 multifamily units in two buildings. There will be another 100k SF of office on the AMC block above the retail facing Chelsea Row at a later date, he says. The future also holds a high-end 250-room hotel with attached luxury condo tower. (No dates for those projects yet.)

AMC will undergo a complete remodel, with recliners, leather seating and food service. The mall will be demolished and the portion under the theater will be gutted down to the columns (which hold up the theater, so, you know, are important) and a 250-space parking structure will go into that space, Scott tells us. The renderings show the concept of street-as-place, Scott says, a more European feel with 50-foot greenbelt medians that will have coffee shops, wine bars and eateries between the roadways. A green aspect of the project is the preservation of 150 trees (that are at least 50 years old). Omniplan is handing the master plan, office and retail design. WDG is leading the residential and 5G is handling the hotel design. Retail Street Advisors will do the leasing with Beck Realty.
