European Coworking Company Spaces Plans Plano Location

As coastal markets fill with coworking space, major metros like Dallas-Fort Worth beckon to national  — and even international — coworking brands eager to expand into relatively fresh markets.

Spaces, a coworking company based in Amsterdam, is the latest to bulk up its presence in DFW. The company leased 31K SF in the mixed-use West Plano Village for its third location in the Metroplex.

The deal will be one among many for Spaces as the company expands in the United States. It plans to roughly double its number of locations to about 120 this year.

Spaces' other DFW locations are on McKinney Avenue in Dallas and in Southlake. It has another Texas location in Houston.

Spaces CEO Martijn Roordink told Bisnow in October that the company differentiates itself through design.

"It's the art. It's the people. And it's a kind of energy you feel," Roordink said. "We are very much more European, Nordic European, with the toning and the coloring scheme. And the lighting scheme, it's completely different."

The Plano location will also take advantage of its walkable surroundings.

“A mixed-use environment is well-suited for a coworking concept like Spaces,” Weitzman Executive Vice President of Development David Palmer said.

Weitzman and Fults Commercial represented the landlord in the West Plano Village deal, while CBRE represented Spaces.

“Spaces’ first-story space is located in the midst of the restaurants at the center of the project, adding an urban synergy," Palmer said.

West Plano Village offers a walkable setting, including retail, office and residential all near each other. Perhaps more importantly to creating that urban synergy is that the buildings' configuration is such that the various uses are easily visible, Palmer said.
