Henderson Avenue Project Just Waiting On Zoning

East Dallas is about to get even cooler without adding a single bar. Open Realty Advisors requested zoning for its 4.5-acre mixed-use project with retail, office, green space and an underground parking garage on Glencoe Street and Henderson Avenue.

Open Realty manager Mark Masinter told the Dallas Morning News his team's been working with GFF Architects and neighborhood groups to refine the project. Residents have said over and over that they do not want more bars or rental housing. The land is zoned for commercial and apartment construction, hence the rezoning request for the 190k SF development.

A residential building and 12k SF of restaurants (without bars) will sit back from the road about 40 to 60 feet and have plenty of trees adjacent to two parks. Infrastructure solutions and traffic alleviation are also high priorities for Open Realty.

If the city approves planning early next year, construction would begin sometime in 2017. [DMN]
