Developers behind the $1B Field Street District are preparing to launch their development plans for a 6-acre vacant parcel downtown.

Pacific Elm Properties and Kaizen Development Partners could begin construction in March on a $325M project set to include an 18-story office tower, a 300-unit apartment high-rise and ground-level retail, according to planning documents obtained by the Dallas Morning News.
The Field Street District, located across the freeway from the Perot Museum of Nature & Science, has been in the works since 2019.
Other projects in the Field Street area include a 38-story office tower from Hillwood Urban as well as North End, an 11-acre project by Hunt Realty Investments that is slated to include up to 3.7M SF of retail, multifamily, hotel and office space. It will be anchored by Goldman Sachs’ three-building office campus.
The buildings included in the 915K SF first phase, which will be designed by Beck Group, are not expected to open until 2027, per the DMN.
