| Laurie’s been able to view Times Square’s new vibrancy from her West 43rd Street office firsthand, seeing increasing energy across all sectors, with a flight to quality, stronger rents, and demand for large blocks of space. When AFI purchased The Times Square Building in ‘07, it renovated and upgraded the former New York Times HQ with intent to lease as an office. But then AFI devised acreative repurposing plan as part of its debt restructuring 18 months ago, intending to capitalize on the transformation of Times Square and to meet the evolving demands of the today’s market. Now the building will be about 40% retail, 50% hotel, and 10% residential, she says.
