Kiser Group managing director Matt Jones tells us he spent the weekend freezing in Cleveland with a large contingent of loyal Bears fans, and he believes they're a shoe-in to win the NFC North. (Unfortunately they're not going to be playing Cleveland every week.) A multifamily maven, Matt predicts a strong 2014. A significant amount of buyers are still looking to place capital, keeping competition and values high, he says, not to mention competitive lending for well-located product allowing buyers to hit targeted returns while still buying at lower cap rates. It remains to be seen how the glut of new inventory being delivered in downtown/River North will affect rental rates (Kiser's already seeing concessions and incentives in those markets), but Matt's hopeful for sustained demand and mild rent growth in the neighborhoods.
