BISNOW EXCLUSIVE: RARE RESTAURANT OPP

A rare restaurant opportunity has opened up at the iconic 230 Park Ave, Cushman & Wakefield’s Steven Soutendijk and Monday Properties’ Jordan Berger tell us exclusively.
It’s the first time the 10k SF location has ever been offered. It has 22’ ceiling heights and would allow a dramatic space for a restaurateur, they say. (Perhaps a restaurant can partner with Cirque du Soleil.) Although there’s plenty of casual dining nearby, there’s a particular need for sit-down, white tablecloth restaurants, and they’d like to build on the success of other eateries in the immediate area, including Bobby Van’s, also in 230 Park. But you don’t need to serve a fillet mignon to fit in—all concepts are welcome, they say.
What’s unique about the space, compared to other restaurant locations: it faces three major pedestrian walkways—Vanderbilt Avenue, East 45th Street, and the West Helmsley Walkway (which runs through the building, connecting the north side of Grand Central Terminal to Park Avenue). And that’s a lot of foot traffic—over 750,000 people walk by the space each day. (Only a few thousand of those people are lost.) Besides tourism generated from hotels like The Roosevelt and Grand Hyatt and commuter movement from Grand Central, there’s 7M SF of office space on East 45th Street between Vanderbilt and Lexington alone. (Not to mention those crowds the new Apple Store attracts.)
If you walk along the 211’ of frontage, Monday Properties has created various backlit, framed window scenes of what a restaurant might look like if you’re passing by. The view from the inside out is just as interesting, with illustrious architectural details: the historic Park Avenue viaduct passes over the space.
